So here’s a quick take on the numbers that just came out from the Realtors Association of the Palm Beaches
The message this month is that Buyer Demand Strengthens, Sellers Rejoice
So, taking a look at the local market statistics for last month:
April’s year-over-year market statistics reported price growth in Palm Beach County. For single family homes, median sale price rose 10.1% from $272,375 to $300,000, the first increase for this category since October 2014.
Closed sales also rose, up 17.9% from 1,478 to 1,743 transactions with days on market dropping 9.8% from 51 to 46 days.
Similar trends occurred in the townhouses/condos sector. Median sale price rose 15.4% from $130,000 to $150,000, closed sales increased 8.7% from 1,385 to 1,506 transactions, and median days on market dropped 10.9% from 55 to 49 days.
For inventory levels, we ended the month of April with 7,303 active listings for single family homes, a 0.3% decrease from the previous year’s 7,326, and 5.0 months’ supply of inventory, a 16.8% decline from 6.1 months.
For the townhouses/condos sector, we ended with 6,241 active listings, a 3.1% decrease from 6,438, and 5.5 months’ supply of inventory, a 0.7% increase from the previous year.
